I've heard stories about people who landed terrific jobs, not just because of their qualifications, but also because of common interests they had with the people hiring them. Granted, the applicant had to have the credentials to begin with, but lots of people do.

I once heard about a top law firm that hired a young lawyer because, in addition to excelling in law school, he held a master's degree in music. His music degree was the deciding factor because the partner who interviewed him also happened to be a musicologist and knew how much discipline it took to earn a music degree. The fact that they were both devoted to music provided them with a common bond that could help them work well together.

So know who you're talking to and where he or she is coming from. Whether you're involved in negotiations, war, public speaking, or merely socializing, learn about the person across from you and find out what he or she wants so that you can build a better relationship.

Frequently, people are so involved in trying to get what they want that they don't think of anyone other than themselves. They're so overcome with the brilliance of their idea that they ignore other people's needs and objectives and don't successfully connect.

At every level, relationships are built on listening, connections, common interests, and experiences. It is essential to be able to read your audience, whether that audience consists of a couple of people in your office or 40,000 in an amphitheater listening to you speak. The challenge is to find common ground.

For example, I was once involved in a very difficult negotiation and found myself disliking my adversary. My feelings placed a wall between us; my dislike made our dealings strained and unproductive. Our deal was on the verge of collapsing, when I discovered that my adversary was an avid golfer like myself. When we began our next session, I mentioned that I had heard he was a golfer. We started talking about golf, which eased the tension. When we resumed our business, we were more at ease, communicated more easily, and closed the deal.

Hello Mr. Trump,

Very interesting and useful article. Can you please give your opinion on differences between entrepreneur and manager. For instance, entrepreneur is more of a risk-taker, prefers not to work for others and managers are not but, after that, it gets a little bit confusing. Why a lot of CEOs don't start their own businesses and prefer to work for someone else. They still need to have ideas and innovation to manage someone's business because of competition.

Mr. Trump,

This blog reminds me of what I learned from your executive, Mr. George Ross. As some may know, Mr. Ross has been with you since the beginning, helping you negotiate some of the biggest real estate deals in your portfolio. Mr. Ross also teaches a class on real estate negotiations here in New York, and I was a student of his. I do believe it does takes some social skills, in order to come out a winner. Mr. Ross described your particular style of negotiating as win/ win... I remember a comment you made about the "success mindset," and how it relates to being able to arrive at a deal, rather than at no deal.

Mr. Ross said, "be a nice guy, and even try to bond with the individual on the other side." My comment on this particular technique, is that as a matter of human nature, it does work to "soften up" people, and make them more willing to give in to your requests.

To hear you speak or write is music to my ears. Success for me will be when you read my blog and I hear your comments.

The Presidential Candidate that reads my blog, in my opinion, will use it and win the nomination and the election. I doubt that they will disagree with the ideas, but if they do, let them tell me why. I do not believe they can.
I always respect a difference of opinion. and like you I am very passionate about what I believe in.

THE CANDU 911 NYC WTC MEMORIAL MEMO


WE NEED YOU DONALD!!!

After 911 2001 with tears still in my eyes today, I had a vision of a 911 NYC WTC MEMORIAL. Every year since this vision has become clearer to me.

There would be two memorial buildings - one for each tower. Each building would have a square shape with a walking ramp for each side of the original tower. Each building would be somewhat similar in design to the new Basketball Hall of Fame in Springfield Mass. , which I recently visited. Particularly if you visit the third floor for all of the enshrined members. There would be pictures on the wall of the lost ones by floor and office-company number. There would be separate sections for each company in the building, particularly for the upper floors where there was such a great loss of life.

For each company there would be picture album at its position in the tower. There would be two elevators with glass sides on all 4 sides that would take visitors to the top of each building so they could walk down. The elevator would have several stops on the way down to assist visitors so visitors could stop at a respective upper building floors and companies. The middle and lower level floors where there was much less loss of life could be combined.

At the base of each building would be a lobby dedicated to the fallen first responders and a videos that could be viewed by company and or floor.

I can not draw this vision, but its picture is very vivid to me. My description above is a very brief description of my vision which is often blurred with tears for the lost souls of 911. The memorial buildings would mirror the original towers, even though they would be substantially smaller in size. They would be New York City's response to the attack on 911. The Families of the lost souls from 911 would find these buildings as holy sites in memoriam of their loved ones lost on 911.

These are buildings I believe Donald Trump should build. I know he will see my vision.

I guess I just hear it from the guy that wrote the book. Know your audience (or target market). You better understand how they think to relate. The more you understand about interests, goals, and values, the easier it is to work with them.

The big thing I have to figure out is what is their vocabulary? I think communication is one of the most challenging things we face every day - not just in negotiation, but you really have to be aware that just because you said it doesn't mean there is a guarantee the same thing was heard (or vice-versa). I remember once, sending a volunteer to make copies of a poster. I gave him the original, and I wrote down instructions as I explained them. Twenty five copies, color, laminated. He came back with 25 black and white photo copies and had the original laminated. I had wanted 25 laminated color copies. So, at midnight, I made the 1 hour drive to the all night Kinkos.
