Stage Your Properties

Whether your real estate investment is for sale or for lease, one sure way to get the highest return is to “stage” it properly. Doing this will paint the picture and imagery you want for your target audience and make them want the feel you have created.

Identifying your target audience is key. What demographic are you trying to reach? Are they “yuppie urbanites” looking at a condo or condo project in the city? If so, you will probably want to go with a modern and trendy look to stage the property. Use some contemporary furnishings and focus on the art and accent groupings. Be creative and also use style magazines as a reference to give you some ideas. If you are unable or unwilling to take on this task, consult your local area phone directory and look up “real estate staging”. If nothing, then check with an upper-end real estate agent in the area to see if they can give you a name or two.

Another important part of staging is “de-cluttering”. I am not really sure this is a word but it’s a word I use quite often. If the property you are marketing is occupied, then it is paramount that it is free from the clutter of daily living. You want to present this property in its ideal light. If closets are jam-packed, they will appear small and cramped. Most people already live that way and want to get away from it. Take it from someone who looks at properties for a living...prospective buyers get distracted by looking at your photos on the walls and refrigerators. They are so busy doing this that the voyeurism takes them away from taking “ownership” in the subject property and actually makes them feel like they are truly just a visitor peeking in on someone else’s life. Make a great first impression and then carry it on thru the entire property. They won’t have a reason NOT to buy!

That is great info...on how to stage a property!

Most people forget about clutter and how un-attractive that is for the clients looking to purchase. A big turn-off! Paint the picture of what inspires your target.(s) Look at your house as the roof is off and in a three dimension. And stage a live video...on top of the room by cam and show it in a auto video show to the internet buyer. Be creative thinking outside of the box!

Hello Mr. Trump:

As usual the article was very helpful. Another helpful hint in staging and Open House is to have the seller bake some bread. The smell of homemade bread can captivate a buyer. A lit scented candle with a plate of cookies on the kitchen counter is good next to a stack of flyers with pertenent information. I love to find the perfect home for a couple. Well, if you show then more than four, they get confused. This is true. See. I could work in real estate Mr. Trump.

Hi Brett

If you prepare the prospective buyer prior to entering a cluttered home, they will usually overcome the issue and see the brighter setting.

Okay, so a de-cluttered home will always make a better impression and reap greater reward. I have seen a lot in my time and I sometimes wonder just how people can live a cluttered life.

One sure thing though, you really only get to know someone once you have visited their home. I have had some eye openers.

Staging a home more often than not will add value because the days on the market tends be lower, saving the home owner time and money.

While visiting a friend in Rancho Mirage, a last minute showing caused everyone in bikinis drinking margueritas to pack scrambled suitcases and clean the house in three minutes....
It reminded me of when I was 16 and partying at a friend's house whose parents had gone away for supposedly two weeks.
Her strict German parents returned to naked teenagers in their bed, drunk passed out teenagers everywhere, beer bottles everywhere and the big 70's style speakers on the front porch blaring AC/DC.
We ran to the basement fruit cellar in fear of our lives!

I’ve spent a significant amount of time researching real estate in Dubai, UAE, and have been quite impressed with the image and branding that is used by the developers. They take significant staging efforts to present properties that appeal to Europeans and other expatriates who buy property in the area. Whether they decorate and furnish with Morocan, Oreantal, or modern themes, the imagary is well crafted to fit certain lifestyles and expectations of buyers.

My house is staged, it shows great according to every agent and buyer that have been through it. We currently have it priced at 15k below the tax assessment. Yet, it has been on the market for almost two years without a serious bite. Everyone says they love it, however nobody wants to buy. I am at my wits end. While we are getting no interest from buyers, our taxes went up $1000 this year, resulting in an increased mortgage payment. I really just want this monkey off my back. We have lowered the price, are willing to sell it furnished if that will help, and we are in commuting distance of Milwaukee and Chicago (or we were until gas prices went through the roof), it's a great 4 br 3.5 bath home in Lake Geneva, Wisconsin. In the meantime I am living in the pages of a house magazine. My kids are ready to scream. Everything has to be ready to show all the time and every decorating decision is made for how the house will show. How is shows best is not how it's comfortable to live in, Any advice?

Sometimes it is the simplest things that make a big difference. There are quite a few people who are not visual and do not have the ability to picture the potential in a home. Just painting a room a neutral color is enough to make a difference with certain folks.
