It’s no secret that MLS is the most popular residential real estate database in the country. It’s proprietary and the only ones that have full access to add, edit, and manipulate the data are licensed real estate professionals. Here’s the secret...these days there are many other databases buyers can use to search and find homes without having to wait on their Realtor® to discover them. This spells opportunity for the smart independent real estate investor.
While using a skilled Realtor will most often net you more money than if you chose to go it alone, there is something to be said about “super-charging” your traditional MLS listing by building a separate website just for your property and advertising it on the many available sites which in most cases are FREE. For starters, try www.postlets.com. You can post to multiple sites with one easy-to-use web template. The site helps you interface with Craigslist and others to make the process simple.
Additionally, you could optimize your site to contain keywords that will help it rank higher on the search engines. This will at a minimum, drive more viewers to your website. Exposure and differentiation is paramount when marketing real estate, if you want to stand out from the other homes in your area’s inventory.

We would suggest one element that could make it big. Thinking outside of the box...create a live event for charity or it's business clubs or community. A press release....free attention to something important to the news outlets and it's networks. Then bring your sales team. Strategy and tactics.
Just one of the many ways to help create attention to your objectives.
I have a naive follow-up question:
If a realtor is used to help close the deal, wouldn't his or her fee include access to the MLS? In other words, would non-MLS marketing savings be wiped out once a realtor arrives on the scene?
Thanks for the question. I am not suggesting circumventing Realtors as a rule. I am saying to increase exposure of your property and give it the best chance to be seen by potential buyers. Of course you will want to plan for broker's fees to be deducted from proceeds.
