Question:
I have never studied management but am interested in learning real estate property management so I can manage my own real estate investing properties. Where do I start and what are the basics I need to know about property management?
Study everything you can about it. In The Art of the Deal, I talk about how I learned from my father and had my own experiences with property management. It’s worth reading about. You’ll see that it takes a lot of insight into human nature, so all your experiences can come into play in this area. It’s a challenging situation and requires business as well as people smarts.

I agree with you. "The Art of the Deal" is a book full of wisdom. It is raw truth and you really tell it like it is. And in so doing, you reveal yourself as you are, a very honest, well-educated, street-smart, tough, high-powered, fully-loaded, iconoclastic "man of and for the people." A multi-billion dollar fighting businessman who accepts no bull from anyone. Your father taught you well. It is a very unique, informative and refreshing book. A "must read."

My first response is usually "Why do you want to get into property management?".
Depending on the answer, I follow up with EDUCATION! Property management is one of the most litigious businesses there ever was. I suggest they first read books by people with experience like Mr. Trump, I also suggest they look into organizations that offer training in their specific field of interest.
If they are interested in residential, then The National Association of Residential Property Managers (NARPM) is a good place to start.
If they are interested in Commercial then The Institute of Real Estate Management (IREM) is a good starting point. Both of these organizations offer training and certification in the fields of property management.
As a young man I had free rent while attending college by securing a position as an apartment manager. The pay was not great, but free rent and utilities is a big chunk of change for a college student. From there I sought education and eventually became a real estate broker.
Property management is a 24/7 job, until you get to the point that you can hire someone to take the load off. The hours are long and you will likely find that the profit margins are slim.
I was told pick a niche and do what you do best, but I have found that by having a diverse portfolio of property, both residential and commercial I have been able to weather many changes in the economy. By combining real estate sales with property management I have been able to be a great asset to real estate investors looking for Turn-Key investments.
By continuing to stress ethics over profit, and by not competing with my clients (I do not buy investment property) I have kept a solid and golden reputation.
Many investors find that they are great at investing but not so talented at management, in which case they hire a professional property manager.
Real estate investment and property management must be run as a business, the moment you take it to a personal level with a tenant you become a charity!
