10 Ways to Protect Your Properties from the Cold

Blog Image1.  Turn off exterior water spigots.  There is usually a main shut off inside the home.

2.  Drain any and all exterior pipes and hoses (such as those to an air conditioner)

3.  Remove and store any window a/c units

4.  Get your HVAC system serviced and tuned-up

5.  If you have old windows, get a window insulation kit from a local home store

6.  Insulate you pipes - if they are warm to the touch, they are ready for pipe insulation

7.  Store all outdoor furniture, grills, hoses in a shed or garage

8.  Make sure the chimney is swept and fireplace debris removed

9.  Seal foundation cracks, no matter how small.  A field mouse can get into a hold as small as a dime!

10.  Check smoke detectors and make sure to have a carbon monoxide detector

Ms. Merritt, this is good advice. In this climate, it will be the most useful in late October, or November. Have you considered developing it as a checklist in a downloadable version?

A story like this makes it clear that commercial property owners need to look long and hard and squeezing the most out of the assets they have, whatever their value. Smart owners are the ones who make smart decisions in managing and maintaining their buildings. For example, look at something as "unsexy" as the heating plant. Here you have a major capital item burning thousands (gallons/dollars, you name it) per day. The price of oil, we all see how that's trending. And it's cold out this year. Call in a reputable boiler maintenance company (I happen to recommend mine, NY Boiler, at http://www.nyboiler.com) and have them prime up your heating plant so it functions at peak efficiency. That's almost a no-brainer. Then you can start looking at other areas for savings. Those who run lean and sharp now are the ones who'll be walking tall later.
